If you are selling or refinancing your Lexington home, an appraiser will have to pay a visit to your home. Here are a few steps you can take that will help ensure a smooth appraisal report.
1. Appraisers are very busy and are on tight schedules. Picking a day and time that is convenient for you may not be possible.
2. The appraiser will inspect each room including the mechanical systems.
3. The appraiser will take inside and outside photos and measure the home.
4. Allow an hour for the appraiser to complete their inspection.
5. Make a good first impression. Cleaning your home, especially kitchen and bathrooms, cutting the lawn, cleaning the pool, etc.
6. Prepare a written list of improvements (including dates) and give it to the appraiser.
7. If you have a floor plan and plot plan of the property it will help the appraiser.
8. Give the appraiser a copy of your latest tax bill.
